The item is sold by incremental bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for placing bids ends on 26 July 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has registered as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

If it is not possible to place purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment system. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 23 July 2026 at 12:00 to the Enforcement Authority's Oulu office, Torikatu 34–40, 2nd floor, 90100 Oulu (open on weekdays 08:00–16:15), or by e‑mail to oulu.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sale period.

Buyer’s liability

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

Payment terms

Deposit

The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority's official trust account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the person who placed the highest accepted bid. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.

Payment period

A payment period of up to six weeks may be granted for the remaining purchase price if necessary. The payment period will be notified separately. If a payment period is used, annual interest shall be charged on the entire purchase price in accordance with Section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period.

If a payment period is not used, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been completed.

Obligations and rights transferred to the buyer

The buyer is responsible for any fees arising from the transfer of connection agreements.

In addition to the purchase price, the buyer must pay directly to the water and electricity companies any outstanding amounts that the service provider requires as a condition for transferring the connection. The identified arrears are:

- For the Sievin Vesiosuuskunta water connection: outstanding water and base charges with interest €523.87 (as of 3 June 2026). The water connection can only be transferred to the new owner once the encumbrances have been paid. In addition, a house valve will be installed in the water pipe in connection with the change of ownership; the cost of this must be paid separately by the property owner (estimated cost €972.23 as of 3 June 2026).

- For the Korpelan Voima municipal electricity connection: outstanding amount €746.55 (as of 2 June 2026). The electricity connection will not transfer to the new owner until outstanding electricity bills have been paid.

The amount of arrears may increase or decrease by the time ownership transfers. Arrears will not be paid from the purchase price.

The property has been seized and is sold by private sale carried out by the enforcement officer, observing, where applicable, the general auction conditions set out in the Enforcement Code.

The buyer should arrange insurance for the item immediately after paying the purchase price.

The buyer is responsible for land registration costs and transfer tax. Transfer tax is 3% of the purchase price.

A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the item in the Huutokaupat.com service to which the bid relates.

The property has been seized and is sold by private sale under the supervision of the enforcement officer in accordance with Section 76 of Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
