The property is sold by incremental bids in an online auction held on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 10 August 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The Enforcement Officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation in accordance with Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so that it is received by the Enforcement Authority by 6 August 2026 at 12:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Kajaani office, Lönnrotinkatu 2 a, 4th floor, 87100 Kajaani (open Tue and Thu 09:00–12:00). The written offer must state the bidder's name, personal identity number / business ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring it is received by the deadline. A written offer is binding and is subject to the same conditions as the online auction.

The Enforcement Authority reserves the right to terminate the sale or extend the sale period.

The property is seized and will be sold by private sale arranged by the Enforcement Officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The buyer must immediately pay the full purchase price into the Enforcement Authority's official deposit account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid whose bid has been accepted. The maker of the highest bid must state on whose behalf the bid was made; otherwise the maker will be regarded as the buyer. If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.

Obligations transferring to the buyer

The buyer must self-assess and pay the transfer tax of three per cent before applying for title registration and no later than six months from the date of the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emption right in the purchase of the property if the acquisition is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State's Pre-emption Right in Certain Areas 29 March 2019/469).

Foreign persons defined in law have the right to acquire real estate in the territory of the State of Finland only where a permit is granted (Act on the State's Pre-emption Right in Certain Areas 29 March 2019/470).

If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Officer reserves the right to close the sale or extend the sale period.

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the Enforcement Officer. The bid will be connected to the online auction as a maximum bid according to the increment mechanism. The bid must be submitted in writing to the Enforcement Authority by 6 August 2026 at 12:00 to the address Utsökningsverket / Kajana office, Lönnrotinkatu 2 a, 4th floor, 87100 Kajana or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as in the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is seized and is sold privately under the care of the Enforcement Officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms of the Enforcement Code.
