Payment terms
The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official escrow account. When the payment appears on the escrow account, the enforcement officer will issue the sales decision which will be delivered to the parties. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.
Payment period: If the highest bid is accepted, the enforcement officer may, if necessary, grant up to six weeks’ payment time for the balance from the date of the sales decision. The payment period must be agreed separately. If no payment period is used, the purchase price must be paid immediately after the acceptance of the bid. If a payment period is used, annual interest on the full purchase price shall be payable under Section 3(2) of the Interest Act for the whole payment period from the date of the sales decision until the end of the payment period. If payment is not made within the allotted time, the buyer shall pay default interest under Section 4(1) of the Interest Act on the full purchase price until it is paid or a new sale is completed.
Buyer’s obligations to be assumed
The buyer must pay transfer tax (stamp duty) of 1.50% on the total of the purchase price and any unpaid company receivables, charges and company loan relating to the flat. The transfer tax is payable to the tax authority. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and before the deed of sale is issued.
The buyer is obliged to apply for registration of ownership of the shareholder apartment with the National Land Survey (Maanmittauslaitos) within 2 months of signing the deed of sale. The Enforcement Authority will hand over to the buyer the paper share certificate with a transfer note together with the deed of sale, which the buyer must submit to the National Land Survey for cancellation when registering ownership. In addition to the cash purchase price, the buyer will assume company loan portions relating to the flat totalling €11,473.84 as at 31 May 2026. The receivable consists of the ground-source heat renovation (RL1) €807.90, which is paid as a capital charge €99.40 per month, and the domestic water pipe renovation (RL2) €10,665.94, which is paid as a capital charge €107.90 per month.
The company loan portion relating to the flat remains the buyer’s responsibility and is not paid from the purchase price.
The flat has outstanding maintenance charges owed by the current owner. Under Section 7, Chapter 3 of the Housing Companies Act, the new owner’s liability for these unpaid charges is equal to the total company charge for the month in which ownership transferred and the five immediately preceding months. The new owner must pay their share of unpaid charges directly to the housing company; such charges are not paid from the purchase price paid to enforcement. According to the manager’s certificate, arrears to be assumed by the buyer total €3,813.15 as at 09 June 2026. The amount changes monthly.
The buyer must pay the outstanding maintenance arrears directly to the housing company. They will not be paid from the purchase price paid to the Enforcement Authority.
