Specific terms of sale

The lot will be sold by rising bids in an online auction held on the www.huutokaupat.com website between 3 July 2026 and 2 August 2026. Participation in the auction requires registration. The bidding period ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. 

If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment system. A written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the Huutokaupat.com item number to which the bid relates. A written purchase bid is binding and is subject to the same terms as bids made in the online auction. The bid must be submitted no later than 30 July 2026 at 12:00 to the Enforcement Authority’s Jyväskylä office, Vapaudenkatu 54, 40100 Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi. 

The enforcement authority reserves the right to end the sale or to extend the sale period.

Buyer’s liability for payment

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability under Section 25 of Chapter 5 of the Enforcement Code.


Payment terms

The buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid has been accepted as the highest. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.


If necessary, up to six weeks’ payment time may be granted for the balance of the purchase price. Any payment period will be notified separately. If a payment period is granted, annual interest in accordance with section 3(2) of the Interest Act shall be payable on the whole purchase price for the agreed payment period from the date of sale until the end of the payment period. 

If no payment period is granted, the purchase price must be paid without delay after the bid has been accepted. 


If payment is not made within the prescribed time, the buyer shall pay default interest under section 4(1) of the Interest Act on the whole purchase price until the price is paid or a new sale has been completed.


Obligations and rights transferred to the buyer

The buyer is responsible for any charges or arrears that are required for the transfer of utility or connection agreements.


Encumbrances

Pledges affecting the sold property will lapse and mortgages will remain in force. 

Electronic mortgage deeds will be transferred to the buyer or to a person designated by the buyer.


Applying for title and paying transfer tax

The buyer must apply for title to the property within six months of the date of the contract. The buyer must pay the transfer tax on their own initiative by the time they apply for the title. The transfer tax is 3% of the purchase price. 

If, at the buyer’s request, the title application is submitted by the enforcement officer in connection with the notice of transfer, the transfer tax notification must be made and the transfer tax paid on the same day the notice of transfer is sent.


Transfer of possession and ownership

The buyer will obtain possession of the lot once the whole purchase price has been paid. The buyer must not use the property in any way that would diminish its value before they have received the contract.

The buyer will acquire ownership of the lot when they have received the deed. The deed will be delivered when the whole purchase price has been paid and the sale has become final.

The property has been seized and is sold by public sale conducted by the enforcement officer, observing, as applicable, the general auction terms set out in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the lot.


Buyers are strongly advised to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before placing a bid.


The State has a pre-emption right in the purchase of property if it is necessary for national defence, border control or border security, or to safeguard or monitor territorial integrity (Act on the State’s pre-emption right in certain areas 29 March 2019/469).


Persons outside the EU and EEA may acquire real property in the territory of the State of Finland only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Property 29 March 2019/470). Appeals

An appeal against the sale and any related or preceding action must be made within three weeks from the date of the sale. Appeal instructions are attached to the sale decision.
