The property will be sold by ascending bids in an online auction held on www.huutokaupat.com between 27 July 2026 and 17 August 2026. The deadline for submitting bids ends on 17 August 2026 at 18:00 or three minutes after the last accepted bid. Participation in the auction requires registration.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. The Enforcement Authority reserves the right to extend the bidding deadline if necessary.

Bids placed in the online auction are binding. If the highest bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under section 25 of chapter 5 of the Enforcement Code.

The buyer must immediately pay a deposit equal to 20% of the purchase price. The deposit cannot be paid by credit card.

If necessary, up to three weeks' payment time may be granted for the final purchase price. The payment period must be agreed separately. If payment time is granted, annual interest shall be charged on the full purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.

If it is not possible to submit a purchase offer via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid in accordance with the automatic increment mechanism. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer, and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and the same terms as for the online auction apply.

Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales prospectus and the attached documents. The sales prospectus is indicative and is not a comprehensive description of the property. Therefore buyers should inspect the property before making an offer.

The transfer tax is 3% of the purchase price. The buyer is responsible for the costs of registration of title and the transfer tax. The buyer must apply for title to the property within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title, unless exempt from transfer tax.

The buyer will obtain ownership of the property and the deed will be handed over to the buyer only when the sale has become legally final and the purchase price has been paid in full.

After the auction ends the Enforcement Authority will contact the maker of the highest accepted bid and give detailed instructions on payment of the purchase price. The highest bidder must also state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.

The property is seized and will be sold by free sale conducted by the enforcement officer pursuant to section 76, chapter 5 of the Enforcement Code, applying the general auction terms laid down in the Enforcement Code where applicable.
