Offers must be made by the stated deadline. The highest offer is the one the seller has accepted as highest. It is also possible to participate in the auction in person on site by submitting an offer to the seller. The seller and buyer undertake to record all offers in the system. The person making an offer accepts these terms of sale when placing a bid.

Viewing the property

The bidder is required, before making an offer, to familiarise themselves with the property, documents and records. The buyer cannot afterwards rely on a matter that could have been observed during the preliminary inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information that the seller knows and that can be assumed to affect the sale.

Conclusion of the sale

The transfer of real property must be carried out in the form prescribed by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. Payment of the purchase price shall take place at the signing. The fee for the certifying official shall be paid half by the seller and half by the buyer.

Other costs

The buyer is responsible for the transfer tax in accordance with the tax practice in force.

Withdrawal from the sale

The party who refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary acts related to the sale.

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs of arranging the failed auction equal to 4% of the purchase price or at least €2,000, or, if the seller accepts the next highest bid, the difference between the bids if it is greater than €1,000.
