Specific terms of sale

The item is sold by ascending bids in an online auction held on the www.huutokaupat.com website between 1 July and 2 August 2026. Participation in the auction requires registration. The bidding deadline ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the one that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment system. The written offer must be signed and must state the contact details of the bidder, the maximum amount offered and the Huutokaupat.com item number to which the offer relates. The written offer is binding and the same conditions apply to it as to the online auction. The offer must be submitted no later than 30 July 2026 at 12:00 to the Enforcement Authority’s Jyväskylä office, address Vapaudenkatu 54, or by e-mail to jyvaskyla.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to terminate the sale or to extend the sale period.


Buyer’s liability to compensate

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under section 25, chapter 5 of the Enforcement Code.


Payment terms

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid once that bid has been accepted. The highest bidder must indicate on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.


If necessary, up to six weeks’ payment extension may be granted for the remaining purchase price. The payment period will be notified separately. If payment time is granted, annual interest will be charged on the full purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the sale date until the end of the payment period.


If no payment time is granted, the purchase price must be paid immediately after the bid is accepted.


If payment is not made within the time specified, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.


Obligations and rights transferred to the buyer

The buyer is responsible for any fees relating to the transfer of connection agreements.


Encumbrances

Pledges on the sold property will lapse and mortgages will remain in force.

Electronic mortgage deeds will be transferred to the buyer or to the buyer’s nominee.


Applying for title and payment of transfer tax

The buyer must apply for registration of title to the property within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative at the latest when applying for registration of title. The transfer tax is 3% of the purchase price.

If, at the buyer’s request, the title application is submitted by the enforcement officer in conjunction with the property transfer notification, the transfer tax declaration must be made and the transfer tax paid on the same day that the property transfer notification is sent.


Transfer of possession and ownership

The buyer will obtain possession of the property when the full purchase price has been paid. The buyer must not use the property in a way that diminishes its value before receiving the deed.

The buyer will obtain ownership of the property when the deed has been delivered. The deed will be delivered when the full purchase price has been paid and the sale has become final.


Other information

The asset is seized and is sold by public sale conducted by the enforcement officer, following, as applicable, the general auction terms laid down in the Enforcement Code.

Persons from outside the EU and EEA may acquire real property in the territory of the State of Finland only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Property 29.3.2019/470). Appeals

An enforcement appeal against the sale and actions related to or preceding the sale must be made within three weeks from the date of the sale. The appeal instructions are attached to the decision on the sale.
