The property is sold by incremental bidding in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for placing bids ends on 21 July 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written offer must be received by the Enforcement Authority no later than 17 July 2026 at 12:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Kajaani office, Lönnrotinkatu 2 a, 4th floor, 87100 Kajaani (open Tue and Thu 09:00–12:00). The written offer must state the bidder's name, personal identity number / business ID and contact details. A written offer will be entered into the online auction as a maximum bid. The sender of a written offer is responsible for ensuring it arrives by the deadline. A written offer is binding and is subject to the same terms as the online auction.

The Enforcement Authority reserves the right to end the sale or extend the sale period.

The property is seized and is sold by free sale under the care of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms of the Enforcement Code.

Payment terms

The buyer must immediately pay the full purchase price to the Enforcement Authority's official account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid if that bid is accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be regarded as the buyer. If payment is not made within the specified time, the buyer must pay late interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.

Obligations transferred to the buyer

The buyer must pay the transfer tax of three per cent on acquisition of the ownership of the property proactively before applying for title registration and no later than six months after signing the deed. The buyer is responsible for title registration costs and transfer tax.

The State has a pre-emption right to purchase the property if acquisition is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State's Right of First Refusal in Certain Areas 29.3.2019/469).

Certain foreign persons defined by law have the right to acquire real estate in the territory of Finland only if a permit for the acquisition is granted (Act on the State's Right of First Refusal in Certain Areas 29.3.2019/470).

The bid must be submitted in writing to the Enforcement Authority no later than 17 July 2026 at 12:00 at the address Ulosottolaitos / Kajaani office, Lönnrotinkatu 2 a, 4th floor, 87100 Kajaani or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid applies.

The property is seized and is sold privately under the care of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms of the Enforcement Code.
