The lot will be sold in an online auction with bidding on the website www.huutokaupat.com from 20/03/2026 to 08/04/2026. Participation in the auction requires registration. The deadline for submitting bids ends on 08/04/2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or extend the sale period.

The property is seized and is sold by private sale under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the entire purchase price by bank transfer to the Enforcement Authority’s official account. When the payment appears on the official account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the entire purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, time to pay the balance may be granted for up to six weeks from the sale decision. In that case, annual interest is payable on the whole purchase price for the payment period from the sale date to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, statutory late interest will be charged thereafter, currently 9.50% per annum.

Obligations transferred to the buyer

On transfer of ownership of the real estate, the buyer must pay transfer tax of three per cent (3%) on their own initiative before applying for title and no later than six months from the date of the deed of sale. The buyer is responsible for title registration costs and transfer tax.

The State has a pre-emptive right to purchase the property if acquisition is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29/03/2019/469).

Foreign persons defined by law may acquire real estate in the territory of the State of Finland only if permission is granted (Act on the State’s Pre-emptive Right in Certain Areas 29/03/2019/470).

The object is sold in a rising-bid online auction on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 08/04/2026 at 18:00 (or 3 minutes after the last accepted bid given to the auction).

If it is not possible to place bids via the Huutokaupat.com service, a candidate buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid via the automated bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 07/04/2026 at 12:00 to the address Utsökningsverket / Kuusamo verksamhetsställe, Kaiterantie 20 93600 Kuusamo or rovaniemi.realisointi.uo@oikeus.Ett. A written bid is binding and is subject to the same conditions as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.
