Terms of Sale

The item will be sold by incremental bids in an online auction held on the website www.huutokaupat.com during the period 9 April – 17 May 2026. Participation in the auction requires registration. The deadline for placing bids ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. 

The enforcement authority reserves the right to end the sale or to extend the sale period.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25 of Chapter 5 of the Enforcement Code.


Payment terms


The buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


If necessary, up to six weeks’ payment time may be granted for the final purchase price. The payment period will be notified separately. If a payment period is granted, annual interest is payable on the full purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period.


If no payment period is granted, the purchase price must be paid immediately after the bid is accepted.


If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.


Obligations and rights transferred to the buyer


The buyer is liable for any fees that may arise from transferring subscription contracts.

The property has been seized and will be sold by free public sale conducted by the enforcement officer, applying where appropriate the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the item for sale.

The State has a pre-emptive right to acquire the property if acquisition is necessary for national defence, border control or border security, or to monitor or ensure territorial integrity (Act on the State’s pre-emptive right in certain areas 29 March 2019/469).


Persons from outside the EU and EEA may only acquire real estate within the territory of the State of Finland if permission is granted (Act on the Permit Requirement for Certain Acquisitions of Real Estate 29 March 2019/470). The buyer is responsible for obtaining the permit and for any obligations arising from it. More information is available on the Ministry of Defence’s website.


Appeals


An enforcement appeal against the sale and any action related to or preceding the sale must be filed within three weeks from the date of sale. The appeal instructions are attached to the sales decision.
