Terms of Sale

The property will be sold in an online auction with bids on the website www.huutokaupat.com during the period 8 April–27 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 27 April 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and is sold by voluntary sale arranged by the enforcement officer in accordance with Section 76 of Chapter 5 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid is to be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official escrow account. When the payment appears on the escrow account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the balance. In that case, annual interest will be charged on the full purchase price for the entire payment period from the sale date to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, late payment interest will be charged thereafter; this is currently 9.50% per annum.


Buyer’s liabilities


On transfer of title, the buyer must pay transfer tax of 3% on their own initiative before applying for registration of title and no later than six months from the date of the sales contract. The buyer is responsible for registration costs and transfer tax.


The State has a pre-emption right in the sale of the property if acquisition is necessary to guarantee national defence, border control or border security, or to monitor or secure territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/469).


Foreign persons defined by law may acquire real estate in the territory of the State of Finland only if a permit is granted for the acquisition (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/470).

The bid must be submitted in written form to the Enforcement Authority no later than 24 April 2026 at 12:00 to the address: Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same conditions as in the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object on the Huutokaupat.com service to which the bid relates.


The property is seized and is sold under the enforcement officer’s care in accordance with Section 76 of Chapter 5 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms.
