Terms of Sale

The object is sold in an internet auction on the website www.huutokaupat.com during 13 June–15 July 2026. Participation requires registration. The deadline for submitting bids is 15 July 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one accepted as highest by the service provider’s system. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the internet auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered price may give rise to the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.


If registration via the service is not possible, a written purchase offer may be submitted. A written offer must be received no later than 10 July 2026 at 16:00 by the Enforcement Authority’s Oulu office, Torikatu 34–40, 90100 Oulu, or by e-mail to oulu.realisointi.uo@oikeus.fi. The office customer service is open weekdays 08:00–16:15. The written offer must state the bidder’s name, personal ID / business ID and contact details. A written offer will be entered into the internet auction as a maximum bid. The person submitting a written offer is responsible for ensuring it arrives by the deadline. A written offer is binding and is subject to the same terms as the internet auction.


The Enforcement Authority reserves the right to end the sale or extend the sale period.


The asset has been seized and is sold privately by the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official escrow account. Once the payment appears on the escrow account, the enforcement officer will issue the sale decision, which will be sent to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case interest at an annual rate will be charged on the whole purchase price for the entire payment period from the sale date until the payment deadline. The reference rate is currently 2.50%. If payment is not made within the granted time, default interest will be charged thereafter, currently 9.50% per year.


Buyer’s assumed liabilities


Liability for the housing company loan share:

The buyer is responsible to the housing company for any company loan share attached to the flat. According to the property management certificate dated 2 June 2026, the apartment’s share of the company loan is €2,783.64 as at 31 May 2026.


Liability for unpaid charges to the housing company:

Under the Companies Act on Housing (Asunto-osakeyhtiölaki) the buyer is liable to the housing company for unpaid maintenance charges and user fees of the previous owner, but only up to the amount equal to the total maintenance charges for the month when ownership transfers and the five immediately preceding months. By resolution of the housing company’s general meeting on 20 April 2023 the flat was decided to be taken into the housing company’s possession for up to three years due to unpaid charges and user fees. The buyer will obtain possession of the share from the housing company only after paying to the housing company all unpaid charges, user fees and costs of taking the flat into possession. According to the property management certificate dated 2 June 2026, there are no unpaid charges, user fees or possession costs attached to the flat. It is intended that the buyer will pay any arrears to the housing company once the buyer has obtained ownership of the property. In relation between the buyer and the current owner of the share, the buyer will be liable for those arrears to the housing company.


Liability for new charges:

Under the Housing Companies Act the new owner is liable for new maintenance charges from the date of transfer of ownership.


Possible tenancy right between the housing company and a tenant for a flat taken into the housing company’s possession:

By resolution of the housing company’s general meeting on 20 April 2023 the flat was decided to be taken into the housing company’s possession for up to three years due to unpaid charges and user fees. The housing company has let the flat on a periodic lease starting 15 July 2023. Rent is €500/month + water advance €20 per person/month + parking space €15/month. The tenant’s lease will bind the new owner in accordance with the Act on the Leasing of Residential Premises. However, the tenant’s right to retain possession of the share will end without notice at the latest when the housing company’s period of possession ends, regardless of the agreed lease term.
