The lot is sold by incremental bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 22 July 2026 at 14:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system availability. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25 of chapter 5 of the Enforcement Code.

If it is not possible to submit a purchase bid via Huutokaupat.com, a prospective buyer may submit a written purchase bid to the enforcement officer; this will be attached to the online auction as a maximum bid in accordance with the automatic bidding system. The written bid must be delivered no later than 20 July 2026 at 12:00 to the Enforcement Authority in writing at: Ulosottolaitos / Realisointi, Sairashuoneenkatu 2-4, 20100 Turku or by email: turku.realisointi.uo@oikeus.fi

A written purchase bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the object number in the Huutokaupat.com service to which the bid applies.

The enforcement authority reserves the right to end the sale or to extend the sale period.

However, the enforcement officer may not accept the highest bid if, in the officer’s assessment, the bid is clearly below the market value of the property in the locality.

Payment terms:

The buyer must immediately pay a deposit of 20% of the purchase price as earnest money to the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. If necessary, up to six weeks’ payment time may be granted for the remaining purchase price. Use of a payment period must be agreed separately. If a payment period is used, annual interest under section 3(2) of the Interest Act is payable on the whole purchase price for the agreed payment period from the sale date to the payment period’s end. The interest under section 3(2) of the Interest Act is currently 2.5%.

The property is seized and is sold by the enforcement officer by free sale, observing, as applicable, the general auction terms laid down in the Enforcement Code.

The sales brochure is indicative and is not a comprehensive description of the lot. Prospective buyers are encouraged to examine the property for sale, the sales brochure and the attached documents carefully.

The buyer will obtain the right of possession to the lot when the entire purchase price and any obligations transferred to the buyer have been paid. The buyer must not use the property in a way that would reduce its value before receiving the deed of sale.

The buyer acquires ownership of the lot on receipt of the deed of sale. The deed will be delivered when the sale is legally binding and the full purchase price and the transfer tax have been paid.

The buyer is liable to pay the transfer tax of 1.5%. The tax is calculated on the total amount of the purchase price and the obligations transferred to the buyer, according to the date of transfer of ownership.
