The property is sold by upward bids in an online auction held on the website www.huutokaupat.com between 10 June and 6 July 2026. Participation in the auction requires registration. The deadline for placing bids ends on 6 July 2026 at 12:00 or three minutes after the last accepted bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under section 25 of chapter 5 of the Enforcement Code.


The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will decide separately on the acceptance or rejection of the highest bid.


If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment. The written

offer must be signed and must state the offeror's contact details, the maximum amount of the offer and the Huutokaupat.com reference number to which the offer relates. The written purchase offer is binding and is subject to the same terms as in the online auction. The offer must be submitted no later than 3 July 2026 at 10:00 to the Enforcement Authority's Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by e-mail to kouvola.realisointi.uo@oikeus.fi.


If the highest bid is accepted, the buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority's official reserve account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The maker of the highest bid must state on whose behalf the bid was made; otherwise the maker of the highest bid will be regarded as the buyer. Notification of the acceptance/rejection of a bid will always be given separately.


If necessary, up to six weeks' payment time may be granted for the balance of the purchase price. Any payment period will be notified separately. If a payment period is used, annual interest will be payable on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.

If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been completed.


The property has been seized and will be sold by the bailiff by free sale in compliance, where applicable, with the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the property. For example, no information is provided on the actual condition of the structures. Buyers are advised to acquaint themselves thoroughly with the property, the sales brochure and the attached documents before making an offer. The buyer must make their own assessment of the condition of the building and the necessary repairs, taking into account at least their own inspection findings. Obligations and rights transferred to the buyer

Water and wastewater connection with Lahti Aqua Oy, and electricity connection with KSS Energia Oy. Transfer of the electricity connection requires that any outstanding arrears be paid by the buyer. According to the situation on 22 May 2026, no arrears were outstanding on the electricity connection. The property also has a BLC Telecom fibre connection, which is, however, closed. The buyer may, if desired, conclude a new contract with BLC Telecom.


The owner has been granted a moving period until 31 July 2026. The property will be vacated for the buyer's use from 1 August 2026.


The State has a pre-emptive right to purchase the property if acquisition of the property is necessary to ensure national defence, border control or border security, or to monitor or secure territorial integrity (Act on the State’s pre-emption right in certain areas 29 March 2019/469). Persons from outside the EU and EEA may acquire property on Finnish State territory only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Estate 29 March 2019/470).
