Foreclosed property with building requiring demolition in Kuusankoski, Kouvola

The property is sold by highest bid in an online auction held on the www.huutokaupat.com website between 15 June and 7 July 2026. Participation in the auction requires registration. The bidding deadline ends on 7 July 2026 at 12:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Offers made in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written offer to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment. The written offer must be signed and must show the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and the same conditions apply as to the online auction. The offer must be submitted no later than 6 July 2026 at 10:00 to the Enforcement Authority's Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by e-mail to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sale period.

If the highest bid is accepted, the buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid was accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.

If necessary, up to six weeks' payment time may be granted for the remaining purchase price. The payment period will be announced separately. If an extension is granted, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed period from the sale date until the payment period ends. If no extension is granted, the purchase price must be paid immediately after acceptance of the offer. If payment is not made within the stipulated time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.

Obligations and rights transferred to the buyer

The electricity connection of KSS Energia Oy, connection right 3x25 A. The connection is in a disconnected state. According to Kouvolan Vesi Oy's notification dated 10 June 2026, the property was disconnected from the water and sewer network in May 2025. This means that water is not currently supplied to the property. If the property is to be reconnected to the water and sewer network in the future, the new owner must pay the connection fees again. The single‑family house connection fee according to Kouvolan Vesi Oy's price list is €6,439.98.

The buyer makes their own assessment of the condition of the buildings and the necessary repairs, taking into account at least their own external inspections. The property should therefore be inspected. The sales brochure is indicative and is not a comprehensive description of the property. The buildings are sold in a demolition‑ready condition. The residential building's roof has a hole and the intermediate ceiling has collapsed. For safety reasons, no viewing is arranged. Buyers are encouraged to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before making an offer.

The property has been seized and will be sold by free sale arranged by the enforcement officer, observing, as applicable, the general auction terms provided in the Enforcement Code.

The State has a pre‑emptive right to purchase the property if acquisition is necessary for the purposes of national defence, border control or border security, or for monitoring or ensuring territorial integrity (Act on the State's Pre‑emptive Right in Certain Areas 29 March 2019/469).

Persons from outside the EU and EEA may acquire real estate in the territory of the Republic of Finland only if a permit is granted (Act on the Requirement for a Permit for Certain Real Estate Acquisitions 29 March 2019/470).
