Foreclosed property with a building in need of demolition in Kuusankoski (sales brochure updated 25 June 2026 regarding outstanding electricity charges), Kouvola

The lot is sold by highest bid in an online auction held on the www.huutokaupat.com website during the period 15 June 2026–7 July 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 7 July 2026 at 12:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system availability. The highest bid is the one accepted by the service provider's system as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Section 25, Chapter 5 of the Enforcement Code.

If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum automatic increase. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com lot number to which the offer relates. The written purchase offer is binding and the same terms as for the online auction apply. The offer must be submitted no later than 6 July 2026 at 10:00 to the Enforcement Authority's Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sale period.

If the highest bid is accepted, the buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.

The balance of the purchase price may be granted, if necessary, a payment period of up to six weeks. Any payment period will be notified separately. If a payment period is used, annual interest shall be charged on the full purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid immediately after acceptance of the offer. If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed.

Obligations and rights transferred to the buyer

The electricity connection with KSS Energia Oy, connection right 3 x 25 A. The connection is in a disconnected state. Updated arrears 25 June 2026: Arrears total €985.49 as at 25 June 2026. The buyer must pay the arrears to transfer the connection into their name.

According to Kouvola Vesi Oy's notice of 10 June 2026, the property was disconnected from the water and sewer network in May 2025. This means that the property is not currently supplied with water. If the property is to be reconnected to the water and sewer network in the future, the new owner will be required to pay the connection fees again. The single-family house connection fee in Kouvola Vesi Oy's price list is €6,439.98.

The buyer must assess the condition of the buildings and the necessary repairs themselves, at least on the basis of their own external inspection observations. The property should therefore be inspected. The sales brochure is indicative and not a comprehensive description of the property. The buildings are sold as being in a condition requiring demolition. A hole has been observed in the residential building's roof and the inner roof has collapsed. For safety reasons, viewings are not arranged. Buyers are urged to familiarise themselves thoroughly with the property, the sales brochure and the attached documents before making an offer.

The assets are foreclosed and are sold by free sale conducted by the enforcement officer, following as applicable the general auction terms laid down in the Enforcement Code.

The State has a right of pre-emption in the sale of the property if acquisition of the property is necessary to ensure national defence, border control or border security or to safeguard or monitor territorial integrity (Act on the State's Right of Pre-emption in Certain Areas, 29 March 2019/469).

Persons from outside the EU and EEA may acquire immovable property in the territory of the Republic of Finland only with a permit (Act on the Permit Requirement for Certain Acquisitions of Real Estate, 29 March 2019/470).
