Terms of Sale

The lot will be sold by increment bidding in an online auction on the website www.huutokaupat.com from 18 June–13 July 2026. Participation requires registration. The deadline for submitting bids expires on 13 July 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to place purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be added to the online auction as a maximum bid according to the automatic increment system. The written offer must be signed and must state the bidder’s contact details, the maximum bid amount and the Huutokaupat.com lot number concerned. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 10 July 2026 at 16:00 to the Enforcement Authority’s Oulu office, Torikatu 34–40, 2nd floor, 90100 Oulu (open Mon–Fri 08:00–16:15) or by email to oulu.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sale period.


Buyer’s liability

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may give rise to the buyer’s liability to compensate under section 25, chapter 5 of the Enforcement Code.


Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the purchaser. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the Authority’s account, the enforcement officer will make the sale decision, which will be sent to the parties. The purchase price cannot be paid by credit card.


Deposit

If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period

A payment period of up to six weeks may be granted for the remaining purchase price if necessary. Any payment period will be notified separately. If a payment period is granted, annual interest shall be payable on the full purchase price in accordance with section 3(2) of the Interest Act for the entire agreed period from the date of sale until the end of the payment period.


If no payment period is granted, the purchase price must be paid without delay after the acceptance of the bid.


If payment is not made within the specified time, the buyer must pay late payment interest on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has taken place.

The property has been attached and is sold privately by the enforcement officer in accordance with section 76, chapter 5 of the Enforcement Code and, where applicable, the Code’s general auction terms.
