Seized detached house property in Muhos, Muhos

The property will be sold in an online auction with bidding on the website www.huutokaupat.com during 9 June–9 July 2026. Participation requires registration. The deadline for submitting bids ends on 9 July 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has registered as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a candidate buyer may submit a written purchase offer. A written offer must be sent by post or email so that it is received by the Enforcement Authority no later than 7 July 2026 at 12:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, PL 1, 00067 Ulosottolaitos. A written offer can also be delivered by the above deadline to the Enforcement Authority’s Oulu office at Torikatu 34-40, 90100 Oulu. The office customer service is open on weekdays 08:00–16:15. A written offer must state the bidder’s name, personal identity number / business ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring it arrives by the deadline. A written offer is binding and is subject to the same terms as the online auction.

The enforcement authority reserves the right to stop the sale or to extend the sale period.

The asset is seized and sold privately under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the offer can be accepted. If the offer can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is visible on the account, the enforcement officer issues the sales decision, which will be sent to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If needed, up to six weeks’ payment time may be granted for the remaining purchase price from the sales decision. In such case annual interest is charged on the whole purchase price for the entire payment period from the sale date to the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment time, statutory overdue interest is charged thereafter, currently 9.50%.

Obligations transferred to the buyer

The sale conditionally includes the water connection. To have the water connection transferred into their name the buyer must pay the arrears related to the connection to the water company (Muhoksen Vesihuolto). Arrears on the connection amount to €6,512.84 as at 27 May 2026. According to Muhoksen Vesihuolto’s current price list, a new water and sewer connection for the property costs approximately €3,000. The sale conditionally includes the electricity connection. Oulun Seudun Sähkö connection 3×25 A. Electricity supply was disconnected due to unpaid bills on 4 March 2026. A new connection costs approximately €3,568. To have the electricity connection transferred into their name the buyer must pay the arrears related to the connection to the electricity company (Oulun Seudun Sähkö). Arrears on the connection amount to €689.12 as at 8 May 2026.

The amounts owed to service providers may change during the sale.

The buyer is responsible for any fees that may apply to the transfer of connection agreements.

For the transfer of ownership of the property the buyer must pay the transfer tax of three percent on their own initiative before applying for title and no later than six months after signing the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emption right in the sale of the property if acquiring the property is necessary to ensure national defence, border control or border security, or to protect or monitor territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/469).

Foreign persons defined by law have the right to acquire real estate in the territory of the State of Finland only if a permit is granted (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/470).

The bid will be entered into the online auction as a maximum bid through the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 7 July 2026 at 12:00 at the address Ulosottolaitos / Enforcement Authority, PL 1, 00067 Ulosottolaitos or Ulosottolaitos / Oulu office, Torikatu 34-40, 90100 Oulu or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service that the bid concerns.
