The property will be sold in an online auction on the website www.huutokaupat.com during 1 July–15 July 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 15 July 2026 at 17:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's compensation liability under chapter 5, section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is seized and it is sold by private sale arranged by the enforcement officer in accordance with chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official deposit account. When the payment appears on the deposit account, the enforcement officer will issue the sales decision which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. Interest at an annual rate will be charged on the whole purchase price for the payment period from the sale date until the payment period ends. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged thereafter; the current rate is 9.50%.

Obligations transferred to the buyer

On transfer of ownership of the property, the buyer must pay the transfer tax of three per cent on their own initiative before applying for title and no later than six months from the date of the deed of sale. The buyer is responsible for the costs of registration of title and the transfer tax.

The State has a pre-emptive right in the sale of the property if acquisition is necessary to ensure national defence, border control or border security, or to monitor or secure territorial integrity (Act on the State's Pre-emption Right in Certain Areas 29.3.2019/469).

Foreign persons defined by law may acquire real property in the territory of the Republic of Finland only if a permit is granted (Act on the State's Pre-emption Right in Certain Areas 29.3.2019/470).

If it is not possible to submit bids via the Huutokaupat.com service, prospective buyers may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the automatic incrementer. The bid must be submitted in writing to the Enforcement Authority no later than 13 July 2026 at 12:00 to the address Utsökningsverket / Kuusamo verksamhetsställe, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the lot in the Huutokaupat.com service to which the bid relates.
