Terms of Sale

The property is sold in an online auction on the website www.huutokaupat.com during 13 June–14 July 2026. Participation in the auction requires registration. The deadline for submitting offers ends on 14 July 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under Chapter 5, Section 25 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered no later than 10 July 2026 at 16:00 to the Enforcement Authority’s Oulu office, Torikatu 34–40, 90100 Oulu, or by email to oulu.realisointi.uo@oikeus.fi. Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the enforcement officer will issue the sales decision, which will be sent to the parties. Payment by credit card is not accepted.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, interest will accrue on the full purchase price for the entire payment period from the sale date until the payment period ends. The reference rate is currently 2.50%. If payment is not made within the granted period, late interest will be charged thereafter, currently 9.50% per year.


Buyer’s assumed liabilities


Liability for company loan shares:

The buyer is responsible to the housing company for loan shares allocated to the flat. According to the manager’s certificate dated 2 June 2026, the loan share allocated to the flat is €1,774.80 as at 31 May 2026.


Liability for unpaid housing company charges in relation to the housing company:

Under the Companies Act, the buyer is liable to the housing company for unpaid maintenance charges and service fees of the previous owner, but only up to an amount equal to the maintenance charges for the month when ownership transfers and the five immediately preceding months. See also the section below “Acquisition of possession by the housing company and liability for unpaid maintenance charges in relation to the current owner of the share”.


By resolution of the housing company’s general meeting on 20 April 2023, the flat has been taken into the housing company’s possession for up to three years due to unpaid charges and service fees. The buyer will obtain possession of the share only once they have paid the housing company all unpaid charges, service fees and costs of taking the flat into possession. According to the manager’s certificate dated 2 June 2026, there are no unpaid charges, service fees or possession costs allocated to the flat. The intention is that the buyer will pay any arrears to the housing company when they receive ownership. Between the buyer and the current owner of the share, the buyer is liable for those arrears to the housing company.


Liability for new charges:

Under the Companies Act, the new owner is liable for new charges from the date ownership transfers.
