The property will be sold by ascending bid in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 11/10/2026 at 18:00, or two minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether the highest bid is accepted or rejected.

If it is not possible to submit a purchase bid via the huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be included in the online auction as the maximum bid according to the bidding automaton. The offer must be submitted no later than 08/10/2026 at 13:00 either by post to the Enforcement Authority, PO Box 1, 00067 Enforcement Authority, or by delivering the written offer to the registry of the Oulu office at Oulu office, Torikatu 34-40, 90100 Oulu (open Mon–Fri 8:00–16:15), or by email to oulu.realisointi.uo@oikeus.fi. The person submitting a written purchase offer is responsible for ensuring that the offer is received by the stated deadline. A written purchase offer is binding and the same terms apply as in the online auction. The written purchase offer must be signed and must state the bidder’s contact details, the maximum amount of the offer, and the item number on huutokaupat.com to which the offer relates.

The enforcement authority reserves the right to end the sale or extend the sales period.

The properties being sold together form a suitable whole. If you wish to submit a separate offer for only one of the properties, the separate offer must be submitted by the end of the online auction to oulu.realisointi.uo@oikeus.fi, and it must state which property the separate offer concerns. If the separate offers are successful and the buyers are different, a parcel must be separated from property 889-407-2-216 to cover the building that is already largely on property 889-407-2-215. The final boundaries/easements and other rights of any properties formed on the basis of separate offers will be determined separately in a subdivision proceeding under the responsibility of the National Land Survey, the costs of which will be borne by the buyer. The enforcement officer cannot comment on the outcome of any subdivision proceeding, as this is a matter for the National Land Survey to decide.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue a sale decision, which will be served on the parties. The purchase price cannot be paid by credit card.

Deposit:
If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period:
If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest is then charged, currently 9.50%.

Other information

The property has been distrainted and is sold by open sale conducted by the enforcement officer, applying as appropriate the general auction conditions laid down in the Enforcement Code.

Buyers are advised to familiarise themselves carefully with the property, the sales brochure and the attached documents before making an offer.

If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation in accordance with Chapter 5, Section 25 of the Enforcement Code.

The bid is attached to the online auction as a maximum bid according to the bidding automation. The bid must be submitted in writing to the Enforcement Authority no later than 08/10/2026 at 13:00 to the address Enforcement Authority / Oulu office, Torikatu 30-40, 90100 Oulu or by email to oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in Huutokaupat.com to which the bid applies.

The property has been distrained and is sold under hand through the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction conditions of the Enforcement Code.
