Submission of bids

The property will be sold by ascending bids in an online auction held on the www.huutokaupat.com website between 8 October and 29 October 2026. Registration is required to participate in the auction. The deadline for submitting bids is 29 October 2026 at 18:00, or two minutes after the last accepted bid.

The National Enforcement Authority Finland is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

If it is not possible to submit purchase bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement authority, which will be included in the online auction as the maximum bid under the automatic bidding system. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the item number on Huutokaupat.com to which the bid relates. A written purchase bid is binding and is subject to the same terms as an online auction bid. The bid must be submitted by 26 October 2026 at 10:00 to the National Enforcement Authority Finland’s Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sale period.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.


Payment terms


Deposit

The buyer must immediately pay 20% of the purchase price as a deposit into the National Enforcement Authority Finland’s official funds account. The deposit cannot be paid by credit card. The National Enforcement Authority Finland will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed to be the buyer.


If necessary, the balance of the purchase price may be granted a payment period ending no later than 19 November 2026. The use of a payment period must be notified separately. If a payment period is used, annual interest must be paid on the entire purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period, from the date of sale until the end of the payment period.


If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.


If payment is not made within the specified period, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been conducted.


Other information

The buyer obtains possession of the property when the entire purchase price has been paid. The buyer may not use the property in a manner that reduces its value before receiving the deed of sale. The buyer obtains title to the property upon receiving the deed of sale. The deed of sale will be handed over once the entire purchase price has been paid and the sale has become final.


Prospective buyers are advised to examine the property, the sales brochure and the attached documents carefully before making a bid.


The State has a right of pre-emption in the sale of real property if acquiring the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas, 29 March 2019/469).


Persons from outside the EU and EEA may acquire real property in Finland only if permission for the acquisition is granted (Act on the Permit Requirement for Certain Real Property Acquisitions, 29 March 2019/470).
