Foreclosed property in Loimaa, Loimaa

The property is sold in an online auction organised on the www.huutokaupat.com website.

The online auction ends on 29 October 2026 at 18:00 or two minutes after the last accepted bid. A separate decision will be made on whether to accept the highest bid.

Bids submitted in the online auction are binding. If the highest bid is accepted, the bidder is obliged to pay the offered purchase price within the specified payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.

The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority's official funds account FI93 8129 9710 0163 61. The deposit cannot be paid by credit card.

Where necessary, a payment period of no more than four weeks will be granted for the remaining purchase price. During the payment period, the buyer must pay interest on the entire purchase price in accordance with Chapter 3, section 2 of the Interest Act. The annual interest rate under Chapter 3, section 2 of the Interest Act is currently 2.50%.

If it is not possible to submit a bid through the Huutokaupat.com service, a prospective buyer may submit a written offer to the enforcement officer. This will be included in the online auction as a maximum bid in accordance with the automatic bidding system. The written offer is binding and is subject to the same terms as the online auction. The written offer must be signed and must include the bidder's contact details, the maximum amount of the offer and the item number on the Huutokaupat.com service to which the offer relates.

The property has been foreclosed and is sold by the enforcement officer by private sale, applying, where appropriate, the general auction terms laid down in the Enforcement Code.

Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales prospectus and the attached documents. The sales prospectus is indicative and does not provide a comprehensive description of the property. Buyers should therefore inspect the property before submitting a bid.

Transfer tax is 3% of the purchase price. The buyer is responsible for the costs of registration of title and transfer tax. The buyer must apply for registration of title within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for registration of title, unless exempt from transfer tax.

The buyer will acquire title to the property, and the deed of sale will be handed over to the buyer, only once the sale has become legally final and the purchase price has been paid in full.
