Deal structure
This is a transfer to a new buyer of the rights and obligations based on the purchase agreement for a new-build apartment under construction.
The seller has bought the property from the developer and is now transferring the contractual rights and obligations to a new buyer.
Among other things, the buyer will assume responsibility for:
remaining purchase price instalments
the housing company loan share attached to the shares
any unpaid additional and change work, specified in the transfer agreement
the transfer fee
other obligations relating to the property in accordance with the deed of sale, transfer agreement and housing company documents
Payments and liabilities transferred to the buyer
In addition to the transfer price offered in the auction, the buyer is responsible for the following payments and obligations:
Remaining purchase price instalment to Skanska: €35,051.25
Housing company loan share attached to the shares: €212,105
Transfer fee for the purchase agreement: €2,000
The remaining purchase price instalment falls due on the handover date of the apartment keys, as notified by the builder.
The housing company loan share remains the buyer’s responsibility either as a housing company loan serviced through the finance charge, or as a loan share to be repaid in accordance with the company’s terms.
Any unpaid additional and change works and related payment obligations will be specified in the transfer agreement. The buyer is also responsible for any taxes and other costs of the transaction that apply to them.
Charges and running costs
Estimates from the builder’s price list dated 25 February 2026:
Maintenance charge: €225.75/month i.e. €4.30/m²/month
Finance charge during the grace period: €559.74/month
Total maintenance and finance charge during the grace period: €785.49/month
Finance charge including interest and principal: €1,296.36/month
Total maintenance and finance charge then: €1,522.11/month
Estimated water charge: €20/person/month
Apartment electricity according to the buyer’s own electricity contract and consumption
The charges are estimates. The finance charge estimates are calculated with a 3.149% total interest rate, and the charge levied will be checked upon completion. The finance charges above describe different stages of the loan and are not charged at the same time.
Housing company loan
The housing company loan is a straight-line amortising loan, and the loan term is 25 years. The loan interest rate is 12-month Euribor + 0.89 percentage points margin.
The construction period and the first year of occupancy are interest-only. However, the finance charge collected for repayments will, according to the price list, begin to be charged no later than six months before the first loan repayment, estimated in autumn 2027.
In a straight-line amortising loan, the loan principal decreases regularly. If interest remains unchanged, interest costs decrease as the loan is repaid. Changes in interest affect the finance charge collected.
The loan share can be repaid at completion or upon transfer of management, and later in accordance with the loan terms and the housing company’s procedures.
Reviewing the documents
Before making an offer, the buyer should review the original deed of sale and appendices, the terms of the transfer agreement, the financial plan, floor plan, interior selections and other documents relating to the property.
The exact payment dates for the transfer sale, the payments transferred and the parties’ rights and obligations are set out in the transfer agreement.
The seller undertakes to sell the item to the highest bidder.

Bids start from the sale price upwards.
After the bid has been accepted, the highest bidder must pay a deposit of 4% of the sale price within two (2) days.
Offers shall be made by the specified deadline. The highest bid is the bid the seller has accepted as the highest. You may also take part in the auction in person by submitting a bid to the seller. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.
Inspection of the property
Before placing a bid, the bidder is obliged to familiarise themselves with the apartment in question and the company’s documents and records. The buyer may not later invoke any matter that could have been discovered in a pre-inspection.
Information provided by the seller
The seller is responsible for the accuracy and currency of the documents relating to the property. The seller warrants that they have provided the buyer with all information known to the seller and which can reasonably be expected to affect the transaction.
