The property is sold by online auction on www.huutokaupat.com from 16/09/2026 to 12/10/2026. Participation in the auction requires registration. The deadline for submitting bids ends on 12/10/2026 at 18:00 (or 2 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is subject to enforcement and is sold by private sale conducted by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the bidder with the highest purchase offer whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment is received in the official funds account, the enforcement officer will issue a sales decision to be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest will thereafter be charged, currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership of the property, the buyer must independently pay transfer tax of three per cent before applying for title registration, and no later than six months from the date of signing the deed of sale. The buyer is responsible for the title registration costs and transfer tax.

The State has a pre-emption right in the sale of the property if acquiring the property is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State's Pre-emption Right in Certain Areas 29/3/2019/469).

Foreign persons defined by law have the right to acquire real estate in the territory of the Finnish State only if permission is granted for the acquisition (Act on the State's Pre-emption Right in Certain Areas 29/3/2019/470).

The property is sold in an online auction with incremental bids on www.huutokaupat.com. The deadline for submitting purchase offers expires on 12/10/2026 at 18:00 (or 2 minutes after the last purchase offer accepted in the auction has been submitted).

If it is not possible to submit a bid via the Huutokaupat.com service, the prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the increment system. The written bid must be submitted to the Enforcement Service no later than 9/10/2026 at 12:00 at the address Enforcement Service / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and must include the bidder's contact details, the maximum amount of the bid and the number of the item in the Huutokaupat.com service to which the bid refers.
