A seized apartment building property in Miehikkälä is being sold by online auction with ascending bids on www.huutokaupat.com. The sale period is 7 October–28 October 2026.
Specific terms of sale
Method of submitting bids
The property is sold by ascending bids in an online auction held on www.huutokaupat.com from 7 October to 28 October 2026. Registration is required to participate. The deadline for submitting bids is 13:00 or two minutes after the last accepted bid.
The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.
If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid under the automatic bidding system. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the item number on the Huutokaupat.com service to which the offer relates. The written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted by 10:00 on 22 October 2026 to the Kouvola office of the Enforcement Authority, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to terminate the sale or extend the sale period.
Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.
Payment terms
Deposit
The buyer must immediately pay 20% of the purchase price as a deposit into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed to be the buyer.
If necessary, an extension for payment of the remaining purchase price will be granted until 18 November 2026. A request to use the extension must be notified separately. If the extension is used, annual interest on the entire purchase price must be paid in accordance with section 3(2) of the Interest Act for the entire agreed payment period, from the date of sale until the end of the payment period.
If the extension is not used, the purchase price must be paid without delay after acceptance of the bid.
If payment is not made within the prescribed period, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been held.
Other information
The buyer obtains possession of the property when the entire purchase price has been paid. The buyer may not use the property in a way that reduces its value before receiving the deed of sale. The buyer obtains title to the property upon receiving the deed of sale. The deed of sale will be handed over once the entire purchase price has been paid and the sale has become final.
Buyers are advised to familiarise themselves thoroughly with the property, the sales brochure and the attached documents before making a bid.
The State has a pre-emption right in the sale of real property if acquiring the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Pre-emption Right in Certain Areas, 29 March 2019/469).
Persons from outside the EU and EEA may acquire real property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Real Property Acquisitions, 29 March 2019/470). The buyer is responsible for obtaining the permit and fulfilling the obligations arising from it. Further information is available on the Ministry of Defence website.
The property has been seized and is being sold by a private sale conducted by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and does not provide a comprehensive description of the property.
