Terms of Sale

The property is sold by incrementing bids in an online auction on the website www.huutokaupat.com during the period 13 May – 3 June 2026. Participation in the auction requires registration. The deadline for placing bids ends on 3 June 2026 at 13:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system availability. The highest bid is the one accepted as highest by the service provider’s system. The enforcement officer will decide separately whether to approve or reject the highest bid. If it is not possible to place bids via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement authority; this will be attached to the online auction as a maximum bid according to the automatic increment feature. The written offer must be signed and must state the bidder’s contact details, the maximum bid amount and the Huutokaupat.com object number to which the offer applies. A written offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 1 June 2026 at 12:00 to the Enforcement Authority’s Turku office, Sairashuoneenkatu 2–4, 20100 Turku, or by e‑mail to turku.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The asset is seized and will be sold by the enforcement officer by public sale, observing, where applicable, the general auction terms set out in the Enforcement Code. The sales prospectus is indicative and not a comprehensive description of the sale object.


Buyers are advised to thoroughly inspect the sale object, the sales prospectus and the attached documents before making an offer.


The State has a pre‑emption right in the sale of the property if acquisition is necessary to secure national defence, border control or border security or to safeguard territorial integrity (Act on the State’s Pre‑emption Right in Certain Areas 29.3.2019/469).


Persons outside the EU and EEA may acquire real estate in Finland only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Property 29.3.2019/470). Appeals against the sale or measures related to or preceding the sale must be filed within three weeks of the sale. The appeal instructions are attached to the sales decision.


Buyer’s liability:

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability under Chapter 5, Section 25 of the Enforcement Code.


Payment terms:

Deposit: The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.


Payment period: If necessary, up to six weeks may be granted for payment of the balance of the purchase price. Any payment period will be notified separately. If a payment period is granted, annual interest in accordance with section 3(2) of the Interest Act is payable on the entire purchase price for the agreed payment period from the date of sale until the end of the payment period. If no payment period is granted, the purchase price must be paid immediately after the bid is accepted. If payment is not made within the prescribed time, the buyer shall pay default interest under section 4(1) of the Interest Act on the entire purchase price until payment or until a new sale has taken place.
