The property is sold by competitive bidding in an online auction held on the website www.huutokaupat.com from 23 April 2026 to 14 May 2026. Participation in the auction requires registration. The deadline for placing bids ends on 14 May 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit a purchase bid via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic bidding system. The bid must be delivered in writing no later than 12 May 2026 at 12:00 to the Enforcement Authority at the following address:

A written purchase bid is binding and the same conditions apply to it as to the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the object number in the Huutokaupat.com service to which the bid relates.

The Enforcement Authority reserves the right to end the sale or to extend the sale period.

Encumbrances by pledges on the property to be sold will be extinguished, while registered mortgages remain in force. Electronic mortgage deeds will be transferred to the buyer or the buyer's nominee.

The property has been attached and will be sold by the enforcement officer by free sale, observing where applicable the general auction conditions laid down in the Enforcement Code.

Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales prospectus and the attached documents.

The transfer tax is 3% of the purchase price.

An enforcement appeal against the sale and actions related to or preceding the sale must be made within three weeks from the date of sale. Appeal instructions are attached to the sales decision.

Payment terms:
Deposit The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official escrow account FI93 8129 9710 0163 61. When paying to the escrow account, use reference number RF3937600003184231. The deposit cannot be paid by credit card.

Payment period If the highest bid is accepted, an extension for payment of the remaining purchase price may be granted if necessary, up to and including 5 June 2026. If no extension is used, the purchase price must be paid immediately after acceptance of the bid. If an extension is used, annual interest will be charged on the full purchase price for the entire extension period from the date of sale until the end of the payment period in accordance with section 3(2) of the Interest Act. The reference rate determined semi-annually under section 12 of the Interest Act is currently 2.50%. If payment has not been made by the specified date, i.e. no later than 5 June 2026, statutory late payment interest under section 4(1) of the Interest Act will be charged thereafter. The late payment interest rate is currently 9.50%.
