The lot is sold by incremental bids in an online auction hosted on www.huutokaupat.com. Participation requires registration. The deadline for making bids ends on 19 May 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority does not guarantee the provider’s system functionality. The highest bid is the one the provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property is seized and sold privately by the enforcement officer in accordance with applicable parts of the general auction terms in the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s account. The enforcement officer will make the sale decision once the payment is visible on the account, which will be sent to the parties. Payment by credit card is not accepted.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: An extension for payment of the remaining purchase price may be granted, but not for more than six weeks from the sale decision. Interest at an annual rate is charged for the entire payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, statutory late interest will be charged thereafter. The current late interest rate is 9.50%.

Buyer’s liabilities and rights and/or receivables related to the sold property transfer to the buyer.

The buyer must apply for title transfer (registration of ownership) within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for title transfer. The transfer tax is 3% of the purchase price.

The property has a water and sewer connection from Oulun Energia Kenve Oy. Water supply has been cut off and the water meter removed from the property on 11 November 2025. Opening the internal water shut‑off valve and installing a water meter during normal working hours costs €81.58 (incl. VAT 25.5%). According to information from Oulun Energia Kenve Oy, there were no unpaid water charges on the connection as of 27 January 2026.

The property has an electricity connection from Oulun Energia Kenve Oy that is non‑refundable. The connection is at risk of disconnection. According to information from Ropo Suomi Oy, there are outstanding charges of €138.51 on the connection as of 20 March 2026. Arrears transfer to the new owner, or the new owner may take out a new connection. According to Oulun Energia Kenve Oy, a new connection costs €1,500.00.

The buyer is responsible for any fees related to transferring the utility contracts.

The written bid must be submitted in writing to the Enforcement Authority no later than 15 May 2026 at 12:00 to the address Utsökningsverket / Kemi verksamhetsställe, Valtakatu 28, 94100 Kemi or rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must include the bidder’s contact details, the maximum bid amount and the object number in Huutokaupat.com to which the bid relates.
