Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as highest. You may also participate in the auction in person on site by making an offer to the seller. The seller and buyer undertake to record all offers in the system. The bidder accepts these terms of sale when placing a bid.

Inspection of the property

The bidder is obliged, before making an offer, to familiarise themself with the property, documents and records. The buyer may not later rely on any matter that could have been observed during the preliminary inspection.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller that may be assumed to affect the transaction.

Conclusion of the sale

The sale of the property must be made in the form required by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. Payment of the purchase price is made at the signing. The fee of the sale confirmer is paid equally by seller and buyer.

Other costs

The buyer is responsible for the transfer tax according to the applicable tax practice.

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary measures related to the transaction: If a bidder withdraws from an accepted bid, they must compensate the seller for the costs of arranging the failed auction amounting to 4% of the purchase price or at least €2,000, or, if the seller accepts the next highest bid, the difference between the bids, if it is greater than €1,000.
