The property is sold in an online auction on the website www.huutokaupat.com during 24 April 2026–18 May 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 18 May 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system operation. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s compensation liability under section 25, chapter 5 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the property. A written offer must be delivered by post or e-mail so that it reaches the Enforcement Authority no later than 12 May 2026 at 16:15. The e-mail address is oulu.realisointi.uo@oikeus.fi and the postal address is Enforcement Authority, Oulu office, Torikatu 34-40, 90100 Oulu. A written offer may also be delivered in person to the Enforcement Authority’s Oulu office at Torikatu 34-40, Oulu by the same deadline. The office’s customer service is open on weekdays 08:00–16:15. The written purchase offer must state the bidder’s name, personal identity number/company ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring the offer is received by the deadline. A written purchase offer is binding and is subject to the same terms as bids in the online auction.

The enforcement authority reserves the right to stop the sale or to extend the sale period.

The property is seized and sold under the enforcement officer’s private sale in accordance with section 76, chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the official account, the enforcement officer will issue the sale decision, which will be delivered to the parties. Payment by credit card is not accepted.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest will be charged on the whole purchase price for the payment period from the sale date until the payment period ends. The reference interest rate is currently 2.50%. If payment is not made within the granted period, delay interest will be charged thereafter, currently 9.50% per annum.

Buyer’s liabilities

The buyer must pay the transfer tax of 3% on the conveyance of title on their own initiative before applying for title registration and no later than six months after the contract of sale. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emption right in the sale of the property if acquisition is necessary to safeguard national defence, border control or border security or to monitor or safeguard territorial integrity (Act on the State’s pre-emption right in certain areas 29.3.2019/469).

Foreign persons defined by law may acquire real estate in the territory of the State of Finland only if a permit is granted (Act on the State’s pre-emption right in certain areas 29.3.2019/470).
