Terms of Sale


The property will be sold in an online auction on the website www.huutokaupat.com during the period 13 May–3 June 2026. Participation in the auction requires registration. The deadline for submitting offers ends on 3 June 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the provider's system functionality. The highest bid is the bid that the provider's system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to terminate the sale or extend the sales period.


The property is seized and is sold by informal sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Service's official trust account. Once the payment is visible on the trust account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest is charged on the whole purchase price for the entire payment period from the date of sale until the payment period ends. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged thereafter, which is currently 9.50%.


Obligations transferred to the buyer


On transfer of title, the buyer must pay transfer tax of three per cent voluntarily before applying for title registration and at the latest within six months of signing the purchase contract. The buyer is responsible for the costs of title registration and transfer tax.


The State has a pre-emptive right in the sale of the property if the acquisition is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State's pre-emptive right in certain areas 29 March 2019/469).


Foreign persons defined in law may acquire real estate in the territory of the Republic of Finland only if a permit to acquire is granted (Act on the State's pre-emptive right in certain areas 29 March 2019/470).


The object is sold by online auction with automatic incrementing bids on www.huutokaupat.com. The deadline for offers expires on 3 June 2026 at 18:00 (or 3 minutes after the last accepted bid to the auction).


If it is not possible to submit a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid in the automatic bidding system. The written bid must be submitted in writing to the Enforcement Authority no later than 2 June 2026 at 12:00 to the address Enforcement Authority / Rovaniemi office, Hallituskatu 3 B, 96100 Rovaniemi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder's contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid applies.


The property is seized and will be sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
