The object is sold by increment bids in an online auction on the website www.huutokaupat.com between 27/04/2026 and 18/05/2026. Participation in the auction requires registration. The deadline for submitting bids ends on 18/05/2026 at 13:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as the highest. The bailiff decides separately whether to accept or reject the highest bid.
Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability to compensate under section 25, Chapter 5 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or extend the sale period.
The property is seized and is sold by the bailiff’s arrangement in a free sale, following where applicable the general auction terms set out in the Enforcement Code.
Payment terms
The bailiff will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment appears on the account, the bailiff will make the sales decision, which will be delivered to the parties. Payment by credit card is not possible.
Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.
Payment period: A payment period may be granted for the remaining purchase price, but in any case for no more than six weeks from the sales decision. Interest at the annual rate will be charged on the whole purchase price for the payment period from the date of sale until the end of the payment period. The reference rate is currently 2.5%. If payment is not made within the granted period, annual default interest will be charged thereafter. The default interest rate is currently 9.5%.
Buyer’s liabilities
On transfer of ownership, the buyer must pay the transfer tax of 3% on their own initiative before applying for title and at the latest within six months of signing the deed. The buyer is responsible for title registration costs and the transfer tax.
The State has a pre-emptive right to the purchase of the property if acquisition is necessary for national defence, border control or border security, or for monitoring or securing territorial integrity (Act on the State’s pre-emptive right in certain areas 29/03/2019/469).
Certain foreign persons defined by law may acquire property in the territory of the Republic of Finland only if a permit is granted (Act on the State’s pre-emptive right in certain areas 29/03/2019/470).
Object sale conditions
The object is sold in a net auction with increment bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 18/05/2026 at 13:00 (or three minutes after the last bid accepted to the auction).

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the bailiff. The bid will be attached to the online auction as a maximum bid in the automatic increment system. The written bid must be submitted in writing to the Enforcement Authority by 15/05/2026 at 12:00 to the address Utsökningsverket / Kemi unit, Valtakatu 28, 94100 Kemi or to rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as in the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the lot in the Huutokaupat.com service to which the bid relates.
The property is seized and is sold by private sale under the custody of the bailiff in accordance with section 76, Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
