Terms of Sale

The lot is sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The bidding deadline ends on 5 May 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid which the service provider’s system has registered as highest. The bailiff will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If an accepted bid is approved, the bidder must pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25 of Chapter 5 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and will be sold by private sale arranged by the bailiff in accordance, as applicable, with the general auction terms laid down in the Enforcement Code.


Payment terms


The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the total purchase price by bank transfer to the Enforcement Authority’s account. When the payment is visible on the account, the bailiff issues the sale decision, which is delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: A payment period for the remainder may be granted if necessary, but no longer than six weeks from the sale decision. In that case annual interest is charged on the whole purchase price for the entire payment period from the sale date until the payment period expires. The reference interest rate is currently 2.5%. If payment is not made within the granted payment period, annual default interest will be charged thereafter. The default interest rate is currently 9.5%.


Buyer’s obligations and receivables related to the property

Transfer tax: The buyer must pay the transfer tax of 3% when applying for title registration, at the latest within six months of signing the deed. The buyer is responsible for title registration costs and transfer tax.


The State has a pre‑emptive purchase right for property where acquisition is necessary to ensure national defence, border control or border security, or to monitor or secure territorial integrity (Act on the State’s pre‑emptive purchase right in certain areas 29 Mar 2019/469).


Certain foreign persons defined by law have the right to acquire real estate in Finland only if a permit is granted (Act on the State’s pre‑emptive purchase right in certain areas 29 Mar 2019/470).

The written bid must be signed and include the bidder’s contact details, the bid’s maximum amount and the item number in Huutokaupat.com to which the bid applies.


The property is seized and is sold by private sale by the bailiff in accordance with section 76 of Chapter 5 of the Enforcement Code and, where applicable, the Code’s general auction terms.
