How to submit bids

The lot will be sold by incremental bids in an online auction held on the www.huutokaupat.com website during 11 May–1 June 2026 until 11:00. Participation in the auction requires registration. The deadline for submitting bids ends on 1 June 2026 at 11:00 or three minutes after the last accepted bid.

Bids are made on the purchase price, which does not include the share of the housing company loan relating to the apartment or any charge arrears payable by the buyer.

The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the one the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum offer in accordance with the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com lot number the offer concerns. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 28 May 2026 at 12:00 to the Enforcement Authority’s Kotka office, address Vuorikatu 5 C, 48100 Kotka, or by email to kouvola.realisointi.uo@oikeus.fi. 

The enforcement authority reserves the right to stop the sale or to extend the sale period.


Offers submitted in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


Payment terms


Deposit

The buyer must immediately pay a deposit of 20 percent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The maker of the highest bid must state on whose behalf the bid was made. Otherwise the maker of the highest bid will be regarded as the buyer.


Payment period

A payment period of up to three weeks may be granted for the outstanding purchase price, if necessary, until 22 June 2026. Any payment period will be notified separately. If a payment period is used, annual interest on the full purchase price will be charged for the agreed payment period in accordance with Section 3(2) of the Interest Act, from the sale date until the end of the payment period.


If no payment period is granted, the purchase price must be paid immediately after the offer is accepted.


If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been completed. The default interest rate is currently 9.50%.


Obligations that transfer to the buyer

No unpaid charge arrears as at 16 April 2026.

Under Chapter 3, Section 7 of the Housing Companies Act, the new owner is jointly liable with the previous owner for the previous owner’s unpaid maintenance charges and other payments referred to in Chapter 3, Section 2(2) of the Act. The maximum liability equals the total amount of maintenance charges and payments for the month in which ownership transferred and for the five months immediately preceding that month. However, the new owner is not liable for any maintenance charge or payment not listed in the managing agent’s certificate that has fallen due before the date of that certificate. 

Unpaid maintenance charges relating to the apartment are not paid from the purchase price.


Housing company loan shares relating to the apartment

In addition to the cash purchase price, the buyer will assume the housing company loan share relating to the apartment of €3,809.18 as at 15 April 2026.


The housing company loan share relating to the apartment remains payable by the buyer and will not be paid from the purchase price.


The buyer must ensure that they fulfil any obligations related to the apartment towards the housing company. Bids in the online auction should be made taking these matters into account.

The asset has been seized and is sold by the enforcement officer by public sale, where applicable following the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the lot.
