The object is sold by incremental bids in a net auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 29 May 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as highest. The bailiff will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is seized and is sold privately under the supervision of the bailiff in accordance with the applicable provisions of the Enforcement Code and its general auction terms.

Payment terms

The bailiff will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the bailiff will make the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.

Payment period: If necessary, time to pay the remaining purchase price may be granted, but at most six weeks from the sale decision. In that case interest is charged on the whole purchase price for the payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted period, annual late interest will be charged thereafter. The late interest rate is currently 9.50%.

Obligations and rights and/or receivables related to the sold property transfer to the buyer.

The buyer must apply for registration of title within six months from the date of the deed of sale. The buyer must pay the transfer tax on the transfer of ownership of the leasehold on their own initiative before applying for title registration and at the latest within six months of the deed of sale. The buyer is responsible for the costs of title registration and transfer tax. The transfer tax is 3% of the purchase price.

The new owner is obliged to pay the outstanding ground rent to the Tornio parish union. There are arrears of land rent amounting to €1,620.51 as at 28 Feb 2026. The buyer must verify the amount of arrears and pay them. Arrears are not to be paid from the purchase price paid to the Enforcement Authority.

The sale conditionally includes an electricity connection. To have the electricity connection transferred into their name, the buyer must pay any outstanding electricity transfer charges to the electricity company Tornionlaakson Sähköverkko Oy. There are outstanding electricity transfer charges of €1,052.48 as at 16 Mar 2026. The buyer must verify the amount of arrears and pay them. Arrears are not to be paid from the purchase price paid to the Enforcement Authority.

The sale conditionally includes a water and sewer connection. To have the connection transferred into their name, the buyer must pay any outstanding charges to the water company Tornion Vesi Oy. There are outstanding charges of €1,469.46 as at 24 Apr 2026. The buyer must verify the amount of arrears and pay them. Arrears are not to be paid from the purchase price paid to the Enforcement Authority.

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the bailiff. The bid will be attached to the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in writing to the Enforcement Agency no later than 28 May 2026 at 12:00 to the address Utsökningsverket / Kemi verksamhetsställe, Valtakatu 28, 94100 Kemi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must include the bidder’s contact details, the maximum amount of the bid and the object number in the Huutokaupat.com service to which the bid relates.
