Terms of Sale

The property is sold by upward bids in an online auction held on the www.huutokaupat.com website between 17 April and 12 May 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 12 May 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has registered as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s compensation liability under Chapter 5, section 25 of the Enforcement Code.


If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment. The written offer must be signed and must include the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and is subject to the same conditions as bids placed in the online auction. The offer must be submitted no later than 11 May 2026 at 10:00 to the Enforcement Authority’s Kouvola office, address Vuorikatu 1, 45100 Kouvola OR by e‑mail to: kouvola.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The buyer must immediately pay a deposit equal to 20% of the purchase price into the Enforcement Authority’s official escrow account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid has been accepted as highest. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


If necessary, up to six weeks’ payment time may be granted for the balance of the purchase price. Any payment period will be notified separately. If payment time is granted, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the sale date until the payment deadline. If payment time is not granted, the purchase price must be paid immediately after the bid is accepted.


If payment is not made within the specified time, the buyer must pay late interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has taken place.


If the debtor continues to occupy the premises or keeps belongings on the premises, the buyer may request official assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction will, as applicable, follow the provisions on eviction in the Enforcement Code. The moving‑out date will be set so that, without good reason, it is not earlier than one week and not later than two weeks from the date the moving notice is served. In the eviction procedure, the buyer may be authorised to dispose of low‑value and worthless movable property as desired. The buyer must be prepared to cover any costs arising from the enforcement of the eviction. In practice, this means that if movable property has been left at the site, cleaning and disposal of that property will be at the buyer’s expense.


The buyer will obtain the right of possession to the sale item once the whole purchase price has been paid and any required eviction has been carried out. The buyer must not use the property in a way that reduces its value before receiving the deed. The buyer will obtain ownership of the sale item when the deed has been delivered. The deed is delivered once the whole purchase price has been paid and the sale has become final.


The State has a pre‑emption right in the sale of the property if acquisition is necessary for national defence, border control or border security purposes, or to ensure or protect territorial integrity (Act on the State’s Pre‑emption Right in Certain Areas 29 March 2019/469).


Persons outside the EU and EEA may acquire real estate in the territory of Finland only if a permit is granted (Act on the Requirement of a Permit for Certain Acquisitions of Real Property 29 March 2019/470). The buyer is responsible for obtaining any required permit and for obligations arising from it. More information is available on the Ministry of Defence’s website.
