Buyer’s liabilities and rights

Under the Housing Companies Act (Chapter 3, Section 7), the new owner is jointly and severally liable with the previous owner for any unpaid maintenance charges and other payments referred to in Chapter 3, Section 2(2) that the previous owner has neglected. The maximum liability equals the total amount of the maintenance charge and payments for the month when ownership transferred and for the five immediately preceding months. However, the new owner is not liable for any unpaid maintenance charge or payment of the previous owner that is not mentioned in the property manager’s certificate and that was due before the date of that certificate. The buyer’s personal liability is limited to the maximum amount described above.


The housing company has initiated procedures to take possession of the apartment for a period of three years. The apartment has not yet been taken into the company’s possession. The possession period is three years from the moment the company actually takes possession. If possession is taken during the sale process, the new owner has the right under the Housing Companies Act to obtain possession before the end of the possession period once they have paid, with interest, all costs arising from taking possession, the costs to the company of repairing the flat, any unpaid maintenance charges, and those maintenance charge amounts that fall due for payment during the period of possession (Housing Companies Act, Chapter 8, Sections 7 and 6(2)).


According to the property manager’s certificate, the amount of overdue and unpaid maintenance charges and other payments concerning the flat is €8,598.38 (as of 6 March 2026). The amount of unpaid charges may change during the sale process.


The amounts above change monthly as new maintenance charges fall due. Interest on arrears will accrue on overdue amounts.

Terms of Sale

The property is sold by competitive bidding in an online auction on www.huutokaupat.com between 11 May 2026 and 5 July 2026. Participation requires registration. The deadline for submitting bids ends on 5 July 2026 at 14:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one the service provider’s system has accepted as the highest. The bailiff will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment term. Failure to pay the offered purchase price may lead to buyer liability under the Enforcement Code, Chapter 5, Section 25.

The enforcement authority reserves the right to terminate the sale or to extend the sale period.

If it is not possible to submit a purchase bid via www.huutokaupat.com, a prospective buyer may submit a written purchase offer to the bailiff, which will be attached to the online auction as the maximum bid according to the automatic raise mechanism. The offer must be submitted in writing no later than 2 July 2026 at 12:00 to:
