The municipality of Vihti is selling by public auction the property named Ristimäki, located at Nurmijärventie 529, including the residential and yard buildings.

The property Ristimäki RN:o 1:11 (property identifier 927-441-1-11) has an area of 6 081 m2. The building's floor area is approximately 35 m2. The area has not been re-measured and the actual area may be larger or smaller than stated.

On the property there is a dwelling completed in 1927 with an internal floor area of approximately 35 m2 (1 room + kitchen) and an attic in use. The building has a log frame with timber cladding. The roof is seam metal. The dwelling has no running water. There is a borehole on the property; its operation or water quality is unknown. A Caruna electricity connection will be provided to the property and will transfer to the buyer without separate compensation. The dwelling has been unused since 30 August 2022 and has been unheated during the preceding winters. The property also contains an outbuilding, a sauna building and an outhouse; their dates of construction are not known.

No condition inspections have been carried out on the buildings. The buildings were constructed according to the building regulations and standards of their time and may not meet current building regulations and standards, for example in terms of structure, thermal insulation, ventilation and waterproofing. Due to their age, use and construction methods of the time, the buildings may contain latent defects that have not been identified in inspections or otherwise. The buyer accepts the property and the buildings, equipment and structures on it in the condition in which they are presented to the buyer, and the seller is not responsible for identified defects or damages discovered in other examinations or for any damage they may cause to structures or similar, nor will the buyer demand a price reduction or compensation on their basis. The seller is not responsible for defects, damages or deficiencies that have been disclosed to the buyer or that the buyer has otherwise noticed or should have noticed during their inspection.

The property is sold with the movable items shown in the sales material images. The seller accepts no responsibility for the condition of movables left on the property. There may also remain unusable movable items on the property; any necessary disposal of these will be at the buyer's expense. The buyer undertakes not to later require the seller to remove movables left on the property.

There is no binding local master plan or town plan in force for the area.

An old garage building was demolished in late 2025 due to suspected soil contamination. Measurements taken after the demolition and removal of soil did not reveal contaminant concentrations in the soil indicative of contamination. The report is included in the attachment material.
