Vihti municipality is selling by public auction the property named Ristimäki located at Nurmijärventie 529, including residential and yard buildings.

The property Ristimäki RN:o 1:11 (property identifier 927-441-1-11) has an area of 6 081 m². The building's floor area is approximately 35 m². The area has not been re-measured and the actual area may be larger or smaller than stated.

The property includes a residential building completed in 1927 with a floor area of approx. 35 m² (studio — 1 room + kitchen) with a usable attic. The building has a log frame and is clad with boarding. The roof is seamed metal sheeting. The dwelling has no running water. There is a drilled well on the property; its operation and water quality are unknown. A Caruna electricity connection will be transferred to the buyer without separate charge. The dwelling has been unused since 30 August 2022 and was unheated during the winters since then. The property also includes two storage buildings, a sauna building and an outhouse; their construction dates are unknown.

No condition surveys have been carried out on the buildings. The buildings were constructed according to the building regulations and standards of their time and may not meet current requirements for structures, thermal insulation, ventilation or waterproofing. Due to age, use and period construction methods, buildings may contain latent defects not found in inspections. The buyer accepts the property, buildings, equipment and structures in the condition shown at viewing; the seller is not liable for defects or damage revealed in inspections or other investigations and the buyer will not claim a price reduction or damages on that basis. The seller is not liable for defects, damage or shortcomings that have been disclosed to the buyer or that the buyer has otherwise noticed or should have noticed during inspection.

The property is sold with the movable chattels shown in the sale material images. The seller accepts no responsibility for the condition of movable items left on the property. There may also be unusable items left on the property, the disposal of which, if necessary, is the buyer's responsibility at their cost. The buyer undertakes not to later require the seller to remove movable items left on the property.

There is no legally binding local master plan or detailed plan governing development in the area.

The old garage on the property was demolished in late 2025 due to suspected soil contamination. Measurements after the demolition and removal of soil did not detect harmful substance concentrations in the soil indicative of contamination. The report is included in the annex material.
