Historic building in an area for residential, commercial and office buildings

The Municipality of Nurmijärvi is selling by public auction the property 543-2-28-9, with an area of 1,492 m². The property forms plot AL/s-9 in block 2028 of the Nurmijärvi Kirkonkylä town plan, at Krannilanpolku 4, 01900 Nurmijärvi.

The site contains a protected building built in 1936, originally used as the electricity works office and the manager’s residence. The local plan allows combining residential and commercial uses under the same roof. The building’s floor area is estimated at about 220–270 m², plus cellar spaces. The most recent occupant was a child health clinic. The building has been left vacant and on basic heating since April 2019.

The building has direct electric heating and two open fireplaces; their working condition is unknown.

Water and electricity connections

The property is not currently connected to the municipal water and sewer networks. The buyer must connect at their own expense. According to the water utility’s tariff, connection works for a 40 mm water main to the existing network cost €1,627.11 (incl. VAT 25.5%) and a 110 mm sewer connection performed together with the water connection €170.68 (incl. VAT 25.5%). The buyer is responsible for excavation works, excavation permits and building works and their costs.

When connecting to the stormwater network for a property under 280 m² (gross floor area), the stormwater connection fee is €856.11 (incl. VAT 25.5%) and the 110 mm sewer connection to an existing chamber €170.68 (incl. VAT 25.5%).

The electricity connection will be transferred to the new owner after the sale. The site has a connection right of 3×125 A, but it currently uses 3×63 A main fuses.

Local plan

The property is in a local plan area for residential, commercial and office buildings where the environment is to be preserved. The protected building dates from 1936. The architecturally, historically and townscape-significant building must not be demolished nor altered in ways that change the architectural characteristics of its façades or roof.

Façade openings must not be altered and the building must not be extended beyond its external envelope. Restorative changes are permitted. When renovating, the materials, detailing and colours of façades and roof must be preserved in their original style and original building elements, such as windows, should be retained. If original elements must be replaced for compelling reasons, replacements must be carried out in a manner compatible with the architecture.

Plans affecting the protected building and its surrounding yard must be referred to the heritage authority for comment. There are trees in the yard to be preserved.

The local plan allows an outbuilding to be constructed in the yard.

The property may be used entirely for residential purposes or entirely for commercial/office use; the local plan does not require their combination.

Viewing the property

A viewing will be held on Wednesday 20 May 2026 from 14:00 to 16:00. The yard may be visited outside these times for self-guided inspection.

The loft and cellar spaces are dim; bring your own torch for inspection.

A condition assessment of the property was carried out in 2019. There are still visible inspection openings from that assessment in the building’s cupboard/storage spaces.
