Terms of Sale

How to submit offers

The property will be sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids expires on 8 April 2026 at 18:00 or three minutes after the latest bid.


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to place purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be entered into the online auction as a maximum bid according to the automatic increment system. A written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com object number to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 6 April 2026 at 16:15 to the Enforcement Authority's Oulu office, address Torikatu 34-40, 90100 Oulu, or by e-mail to oulu.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sale period.

Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20 per cent of the purchase price to the Enforcement Authority's official reserve account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


Payment period

If necessary, a payment period of up to six weeks may be granted for the balance of the purchase price. Any payment period will be agreed separately. If a payment period is used, statutory interest in accordance with section 3(2) of the Interest Act will be charged on the entire purchase price for the agreed payment period from the date of sale until the end of the payment period.


If no payment period is granted, the purchase price must be paid without delay after acceptance of the offer.


If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.


Mortgages and charges

The property is jointly mortgaged together with five other properties. If the offer is accepted, the joint mortgage affecting the property will be removed from the property being sold and the property will be sold unencumbered. No mortgage debt will transfer to the buyer.


Applying for title registration and paying transfer tax

The buyer must apply for title registration for their acquisition within six months of the date of the deed. The buyer must proactively pay the transfer tax no later than when applying for title registration. The transfer tax is 3% of the purchase price.


If the title registration application is initiated by the enforcement officer at the buyer's request in connection with the property transfer notification, the transfer tax notification must be made and the transfer tax paid on the same day that the property transfer notification is sent.


Transfer of possession and ownership

The buyer receives possession of the property when the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before they have received the deed. The buyer receives ownership of the property upon receipt of the deed. The deed will be delivered when the full purchase price has been paid and the sale has become legally binding.
