Offers must be submitted by the stated deadline. The highest offer is the one the City of Lahti has accepted as highest. By placing an offer the bidder accepts these terms of sale when making the bid.

Viewing the property

The bidder must, before making an offer, inspect the plot, documents and records. The buyer may not later rely on a matter that could have been observed during the preliminary inspection.

The City of Lahti warrants that it has given the buyer all the information the city knows and which can be assumed to affect the transaction.

Conclusion of sale

The land sale must be made in the form required by the Land Code. The deed must be signed no later than one (1) month after the official decision on the sale has become legally valid. The purchase price must be paid before signing the deed. The buyer pays the fee of the official who confirms the transaction.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the purchase price (unless they meet the conditions for a permanent first-time home buyer).

Withdrawal from the sale

A bidder who refuses to complete the purchase shall, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to the transaction.
