Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as the highest. It is also possible to participate in the auction in person on site by submitting an offer to the seller. The seller and buyer undertake to record all offers in the system. A bidder accepts these terms of sale by placing a bid.

Inspection of the property
A bidder is obliged, before making an offer, to familiarise themselves with the property, documents and records. The buyer may not afterwards rely on any matter that could have been discovered on inspection.

Information provided by the seller
The seller warrants that they have provided the buyer with all information the seller knows and which could be expected to affect the sale.

Conclusion of the sale
The sale of the property must be made in the form required by the Land Code. The time and place for signing the contract will be agreed separately with the buyer. Payment of the purchase price takes place at the signing. The buyer pays the fee of the certifier.

Other costs
The buyer is responsible for the transfer tax in accordance with the applicable tax practice. In addition to the purchase price, the buyer shall pay a €1,090 plot surveying fee. For leases, the lessee shall pay a one-off plot surveying fee of €1,090 upon signing the lease. The fee for drawing up the deed of transfer is €120 and the certifier's fee is €138. The annual ground rent is 6% of the plot's sale price. For rented plots, if the lessee later redeems the plot, Muhos municipality will credit 50% of the paid rents against the purchase price on residential plots if the redemption takes place within 5 years. 

Withdrawal from the sale
A party who refuses to complete the purchase must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to completing the sale.
