Terms of Sale

The property is sold by incremental bids in an online auction hosted on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 12 July 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the bid the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to submit bids via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement authority; this will be attached to the online auction as a maximum bid according to the automatic increment function. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com object number the offer concerns. The written purchase offer is binding and is subject to the same conditions as the online auction. Written offers must be submitted no later than 9 July 2026 at 14:00 to the Enforcement Authority's Oulu unit, Torikatu 34-40, 2nd floor, 90100 Oulu (open weekdays 08:00–16:15) or by e‑mail to oulu.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sales period.


Payment terms

Deposit

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


Payment period

If necessary, up to six weeks' payment time may be granted for the remaining purchase price. Any payment period will be notified separately. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire agreed period from the sale date until the end of the payment period.


If no payment period is granted, the purchase price must be paid immediately after acceptance of the offer.


If payment is not made within the specified time, the buyer must pay late payment interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.


Obligations and rights transferred to the buyer

The buyer is responsible for any charges arising from the transfer of connection contracts.


In addition to the purchase price, the buyer must pay directly to the water and electricity companies any receivables those service providers require as a condition for transferring the connections. The amounts of such known arrears at the time the sales brochure was prepared are:

- According to Ylivieska Water Cooperative, water and sewage billing arrears that burden the water and sewage connections currently amount to €222.85 (as of 29 April 2026). A final bill for the previous customer will be prepared at the ownership transfer and must be paid before the connection agreements are transferred to the new owner. Water has not been disconnected by us. The property has a remotely readable meter. The latest meter reading used for billing is dated 31 March 2026.

- For Oy Herrfors Ab's electricity connection, electricity transmission arrears currently amount to €221.66 (as of 6 May 2026). The electricity meter was last read on 31 March 2026.


Arrears may increase or decrease before ownership transfers. Arrears will not be paid from the purchase price.
