Terms of Sale

The property will be sold in an online auction on the website www.huutokaupat.com from 18 June to 13 July 2026. Participation requires registration. The deadline for submitting bids ends on 13 July 2026 at 18:30 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid the provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted. A written offer must be sent by post or e‑mail so that it arrives at the Enforcement Authority no later than 10 July 2026 at 16:00. The property is seized and sold under the enforcement officer’s private sale procedure in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms set out in the Enforcement Code.


Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price to the Enforcement Authority’s official account by bank transfer. When the payment appears on the account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.


Payment period: If necessary, time to pay the remaining purchase price may be granted for up to six weeks from the sale decision. In that case, annual interest is payable on the whole purchase price for the entire payment period from the sale date until the payment deadline. The reference interest rate is currently 2.50%. If payment is not made within the granted period, default interest will be charged subsequently; the current rate is 9.50% per annum.


Buyer’s liabilities

The buyer must pay the transfer tax of 3% on transfer of ownership, on their own initiative, before applying for title and at the latest within six months of signing the deed. The buyer is responsible for the costs of registration and the transfer tax.


The State has a pre‑emptive right to purchase the property if acquisition is necessary for national defence, border control or border security, or for the protection or safeguarding of territorial integrity (Act on the State’s pre‑emptive right in certain areas 29.3.2019/469).


Certain foreign persons may acquire real estate in Finland only if a permit is granted (Act on the State’s pre‑emptive right in certain areas 29.3.2019/470).
