The property is sold by incremental bidding in an online auction on the website www.huutokaupat.com during 22/06/2026–14/07/2026. Participation in the auction requires registration. The deadline for submitting bids is 14/07/2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by a free sale carried out by the enforcement officer in accordance with the applicable provisions of the Enforcement Code and its general auction terms.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. Once the payment appears on the account, the enforcement officer will make the sales decision and notify the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period for the remaining purchase price may be granted, but not more than six weeks from the sales decision. Interest at an annual rate will be charged on the full purchase price for the whole payment period from the sale date until the payment deadline. The reference rate is currently 2.5%. If payment is not made within the granted payment period, a statutory late interest will be charged thereafter. The late interest rate is currently 9.5%.

Buyer’s liabilities

The buyer must pay the transfer tax for the transfer of ownership of the property, three per cent, on their own initiative before applying for title and no later than six months from the signing of the deed. The buyer is responsible for title registration costs and transfer tax.

The State has a pre-emptive right to acquire the property if acquisition is necessary for national defence, border control or border security or to safeguard territorial integrity (Act on the State’s Pre-Emption Rights in Certain Areas 29/03/2019/469).

Foreign persons defined in law may acquire real estate in the territory of the State of Finland only if permission is granted (Act on the State’s Pre-Emption Rights in Certain Areas 29/03/2019/470).

Object’s sales conditions

The object is sold by online auction with incremental bidding on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 14/07/2026 at 18:00 (or three minutes after the last purchase bid accepted to the auction).

If it is not possible to submit a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the automatic increment system. The bid must be submitted in writing to the Enforcement Authority by 13/07/2026 at 12:00 to the address Utsökningsverket / Rovaniemi operations office, Hallituskatu 3 B, 1. krs, 96100 Rovaniemi or by email to rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as bids in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the item number in the Huutokaupat.com service to which the bid applies.

The property is seized and is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms.
