The lot will be sold in an online auction on the website www.huutokaupat.com between 7 May and 4 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 4 June 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has registered as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the lot. A written offer must be delivered by post or e‑mail so that it is received by the Enforcement Authority by no later than 2 June 2026 at 12:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Raahen toimipaikka, Kummatinkatu 6, 92150 Raahe. A written offer can also be submitted in person by the above deadline to the Enforcement Authority’s Oulu office at Torikatu 34–40, Oulu. The office’s customer service is open on weekdays 08:00–16:15. A written offer must state the bidder’s name, personal identity number/company registration number and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring it is received by the deadline. A written purchase offer is binding and is subject to the same terms as the online auction.

The enforcement authority reserves the right to stop the sale or extend the sale period.

The property is seized and will be sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the enforcement officer will issue the sales decision, which will be sent to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the balance of the purchase price. In that case annual interest is payable on the whole purchase price for the payment period from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter, currently 9.50%.

Buyer’s liabilities

Upon transfer of ownership, the buyer must pay the transfer tax of three per cent on their own initiative before applying for title registration and at the latest within six months of signing the deed. The buyer is responsible for the costs of title registration and transfer tax.

The State has a pre‑emptive right to purchase the property if acquisition is necessary to ensure national defence, border control or border security or the protection or safeguarding of territorial integrity (Act on the State’s Pre‑emptive Right in Certain Areas 29.3.2019/469).

Foreign persons defined in law may acquire immovable property in the territory of the State of Finland only if authorisation for acquisition is granted (Act on the State’s Pre‑emptive Right in Certain Areas 29.3.2019/470).

The enforcement officer reserves the right to end the sale or extend the sale period.

If it is not possible to place bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 2 June 2026 at 12:00 to the address Utsökningsverket / Brahestad verksamhetsställe, Kummatinkatu 6, 92150 Brahestad or Utsökningsverket / Uleåborg verksamhetsställe, Torikatu 34–40 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions apply as to the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object on the Huutokaupat.com service to which the bid refers.
