The property will be sold in an online auction on the website www.huutokaupat.com during 2–23 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 23 June 2026 at 13:00 (or 3 minutes after the last accepted bid).
The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Section 25, Chapter 5 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or to extend the selling period.
The property is seized and is sold by private sale conducted by the enforcement officer in accordance with Section 76, Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
Payment terms
The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the official account, the enforcement officer will issue the sales decision which will be delivered to the parties. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.
Payment time: If the highest bid is accepted, the enforcement officer may, if necessary, grant up to six weeks' payment time for the remaining purchase price from the date the sales decision is issued. Payment time must be agreed separately. If the payment time is not used, the purchase price must be paid immediately after the bid is accepted. If payment time is used, annual interest on the full purchase price is payable for the whole payment period in accordance with Section 3(2) of the Interest Act from the date of the sales decision until the payment time expires. If payment is not made within the stated time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.
Buyer’s liabilities to be transferred
The buyer must pay transfer tax, which is 1.50% of the total of the purchase price and any unpaid company receivables and charges relating to the flat and the company loan. Transfer tax is paid to the tax authority. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.
The buyer is obliged to apply for registration of ownership of the shareholder flat with the National Land Survey within 2 months of signing the deed of sale. The Enforcement Authority will hand over a paper share certificate with a transfer entry to the buyer together with the deed of sale; the buyer will submit this to the National Land Survey to be cancelled in connection with the registration of ownership. The National Land Survey charges a fee for registering the shareholder flat; the buyer is responsible for this fee.
Liability for company loan shares:
In addition to the purchase price paid in cash, the buyer will assume the company loan share relating to the flat of €5,844.54 as of 24 April 2026. Company loan shares are paid to the housing company monthly as part of the maintenance charges.
The company loan share relating to the flat remains payable by the buyer and is not paid from the purchase price.
Taking into the housing company's possession of a flat in the company's control:
The apartment was taken into the housing company's possession for three years by a decision of the general meeting on 5 November 2025. The possession decision gives the housing company the right to rent the apartment to cover arrears in charges and other payments. According to Section 7, Chapter 8 of the Housing Companies Act, the new owner of the sold shares will receive possession of the flat when they have paid to the company all arrears that the company's rent from the flat could be used to cover under Section 6(2), Chapter 8 of the Housing Companies Act. These arrears consist of unpaid housing company charges and other payments that are the basis for the company's taking of possession, and those charge items and other payments that fall due for payment during the period of possession. According to the manager's certificate, the buyer's liability amounts to €10,964.32 as of 5 April 2026. The amount of the receivable changes monthly. The buyer must check outstanding arrears and pay them directly to the housing company. They will not be paid from the purchase price paid to the Enforcement Authority.
The buyer must ensure fulfilment of the flat-related obligations that transfer to them. Bids made in the online auction must take these matters into account.
Object's terms of sale (Swedish)
The object is sold in an online auction with incrementing bids on the website www.huutokaupat.com. The deadline for submitting purchase bids ends on 23 June 2026 at 13:00 (or 3 minutes after the last accepted bid to the auction).
The Enforcement Authority is not responsible for the service provider's system functioning. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether the highest bid is to be accepted or not.
The enforcement officer reserves the right to close the sale or extend the sale period.
If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid under the automatic increment system. The written bid must be submitted to the Enforcement Authority no later than 22 June 2026 at 12:00 to the address: Utsökningsverket / Kemi verksamhetsställe, Valtakatu 28 4 krs, 94100 Kemi. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the object number in the Huutokaupat.com service to which the bid applies.
The property is seized and is sold by private sale by the enforcement officer in accordance with Section 76, Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
