Terms of Sale

The property will be sold by competitive bids in an online auction held on the www.huutokaupat.com website during 15 May–7 June 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 7 June 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to purchaser liability under Chapter 5, Section 25 of the Enforcement Code.


If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum bid amount and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and is subject to the same conditions as the online auction. The offer must be submitted no later than 5 June 2026 at 10:00 to the Enforcement Authority’s Kouvola office at Vuorikatu 1, 45100 Kouvola OR by e‑mail to: kouvola.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to stop the sale or extend the sale period.


The buyer must immediately pay a deposit of 20 percent of the purchase price to the Enforcement Authority’s official escrow account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the purchaser.


Where necessary, up to six weeks’ payment time may be granted for the remaining purchase price. The payment period will be announced separately. If payment time is granted, annual interest under Section 3(2) of the Interest Act shall be charged on the whole purchase price for the agreed payment period from the sale date until the end of the payment period. If no payment time is granted, the purchase price must be paid immediately after acceptance of the bid.


If payment is not made within the time limit, the buyer shall pay default interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.


If the debtor occupies the sold premises or stores property there, the buyer may request official assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. Eviction will, where appropriate, follow the enforcement code’s rules on eviction. The removal date will be set so that, without compelling reason, it will not be earlier than one week and not later than two weeks from the date of receipt of the removal notice. In the eviction procedure the buyer may be permitted to deal with low‑value and worthless movable property as they wish. The buyer must be prepared to bear any costs of enforcing the eviction. In practice, if movable property has been left at the property, cleaning and disposal of such items will be at the buyer’s expense.


The buyer will acquire the right of possession to the sale item when the full purchase price has been paid and any necessary eviction has been carried out. The buyer must not use the property in a way that reduces its value before receiving the deed of sale. The buyer acquires ownership when they have received the deed of sale. The deed is delivered when the full purchase price has been paid and the sale has become final.


The State has a pre‑emptive right in the sale of property if acquisition is necessary for national defence, border control or border security, or for safeguarding or monitoring territorial integrity (Act on the State’s Pre‑emptive Right in Certain Areas 29 March 2019/469).


Persons outside the EU and EEA may acquire real estate in Finland only with a permit (Act on the requirement to obtain a permit for certain real estate acquisitions 29 March 2019/470).
