There is a reserve price. The auction will be held on the Huutokaupat.com website. The auction starts on 4 May 2026 at 06:00 and ends on 7 June 2026 at 19:00 or three minutes after the last accepted bid. Bids must be submitted via the auction on the Huutokaupat.com website. Other offers will not be considered.

Tuusula municipality reserves the right to accept or reject received bids. The seller is not responsible for the service provider’s system functionality. The highest bid is the one accepted by the service provider’s system as the highest. The seller reserves the right to stop the sale or extend the sale period.

The property is sold in its current condition and with the equipment as stated in the listing and at the time of sale. Bidders are obliged to inspect the property and the documents themselves before submitting a binding bid. The buyer cannot later rely on a matter that could have been observed during an inspection or from the documents.

The purchase price must be paid in full as a single payment against an invoice issued by Tuusula municipality. The purchase sum must be paid before signing the deed of sale. The deed of sale will be signed once the sales decision concerning the transfer of the property has become legally valid. The deed must be signed during the validity of the sales decision.

Summary of schedule:

·        Auction ends on 7 June 2026 at 19:00

·        The deed of sale will be signed no earlier than about two months after the auction ends. This timing is not binding on the municipality.

·        The purchase price must be paid before signing the deed of sale.

Tuusula municipality drafts the deed of sale and sets the terms and conditions of the sale and transfer. The draft deed and its terms can be reviewed in the attachments before submitting a bid.

The deed must be signed once the sales decision concerning the transfer of the property has become legally valid and within the validity of that decision, unless the municipality decides otherwise. If the bidder refuses to complete the purchase or the deed is not signed in accordance with the terms, Tuusula municipality has the right to reject the bid and charge the bidder reasonable costs incurred for advertising, inspecting the property and other necessary actions related to the transaction (Land Code, compensation for withdrawal from a sale, Chapter 2, Section 8).

The buyer is responsible for the transfer tax, which is 3% of the purchase price (excluding debt).

By participating in this auction the buyer confirms they have read the information provided about the property and accept the deed of sale and its terms to be signed. The buyer’s bid is a commitment to purchase the property and the buyer confirms that the financing required for the purchase has been arranged.
