The property is subject to a reserve price. The tender will be held on the Huutokaupat.com website. The tender begins on 4 May 2026 at 06:00 and ends on 7 June 2026 at 19:00 or three minutes after the last accepted bid. Bids must be submitted via the tender procedure on the Huutokaupat.com website. Other offers will not be considered.

The Municipality of Tuusula reserves the right to accept or reject bids received. The seller is not responsible for the service provider’s system functionality. The highest bid is the one the service provider’s system has registered as highest. The seller reserves the right to end the sale or extend the sale period.

The property is sold in the condition and with the fixtures shown in the advertisement and as they are at the time of sale. Before bidding the bidder must familiarise themselves with the property and documents. The buyer may not subsequently rely on any matter that could have been observed during the preliminary inspection or from the documents.

The purchase price must be paid in full as a single payment against an invoice issued by the Municipality of Tuusula. The purchase sum must be paid before signing the deed. The deed will be signed once the sales decision concerning the transfer of the property has become legally valid. The deed must be signed during the validity of the sales decision.

Schedule in brief:

·        Auction ends 7 June 2026 at 19:00

·        Signing of the deed earliest about 2 months after the auction ends. This date is not binding on the municipality.

·        The purchase price must be paid before signing the deed.

The Municipality of Tuusula prepares the deed and sets the terms of the sale and transfer. The draft deed and its terms in the appendices may be reviewed before submitting a bid.

The deed must be signed after the sales decision concerning the transfer of the property has become legally valid and during the validity of that decision, unless the municipality decides otherwise. If the bidder refuses to complete the sale or the deed is not signed in accordance with the terms, the Municipality of Tuusula has the right to reject the bid and invoice the bidder for reasonable costs incurred for advertising, inspection of the property and other necessary actions related to the sale (Land Code, compensation for withdrawal from a sale, Chapter 2, Section 8).

The buyer is responsible for the transfer tax, which is 3% of the debt-free purchase price.

By participating in this tender the buyer confirms they have reviewed the information presented about the property and accept the deed and its terms to be signed by the parties. A bid submitted by the buyer is a commitment to purchase and the buyer confirms that financing for the purchase has been arranged.
